Welcome to Brikks (www.brikks.uk) – the fair, AI-powered property platform. These Terms of Use govern your use of our website and any services we make available (together, the “Platform”).

By accessing or using Brikks, you agree to these Terms. If you do not agree, please do not use the Platform.

1. Who we are

Brikks is a UK-based property technology startup currently operating in pilot. References to “Brikks”, “we”, “us” or “our” mean Brikks Ltd (to be registered in the UK) and its founders.

These Terms apply to:

• Visitors browsing the website;
• Agents or property professionals interested in listing properties on Brikks;
• Private sellers exploring self-listing options; and
• Investors reviewing information about Brikks.

3. Our Platform (pilot status)

Brikks is currently in a pilot and development phase. Features, pricing, and availability may change at any time. Some content on the site may be illustrative, demo or “coming soon”.

We do not currently act as an estate agent, mortgage broker, financial adviser or legal adviser. We are a technology platform that may help users discover, showcase or analyse property information.

4. Your responsibilities

When using Brikks, you agree that you will:

• Provide accurate and honest information;
• Comply with all applicable laws and regulations (including property, advertising and consumer law);
• Not upload or share anything unlawful, misleading, defamatory, offensive or infringing;
• Not attempt to interfere with the security, performance or integrity of our Platform; and
• Respect other users and third-party rights at all times.

5. Agents and property professionals

If you are an estate agent, lettings agent, developer or other property professional:

• You are solely responsible for your property listings, descriptions, images and pricing;
• You must have the necessary rights and permissions to market any property you upload or discuss;
• You must comply with all regulatory requirements that apply to you (for example, UK property ombudsman schemes, AML rules, advertising standards, etc.);
• Any agreements between you and your clients (sellers, landlords, buyers) are between you and them only – not Brikks.

6. Private sellers

If we provide self-listing tools for private sellers, those are intended to assist you – not to replace formal professional advice. You are responsible for ensuring that:

• All information you provide is true, accurate and not misleading;
• You have the legal right to sell or let the property;
• You comply with all relevant laws, including disclosure, EPCs, and any local requirements.

7. AI tools and information

Brikks may use artificial intelligence (“AI”) to generate or assist with property descriptions, valuations, deal snapshots, yield estimates or other insights. These are:

• Provided for information and illustration only;
• Not guaranteed to be accurate, complete or up-to-date;
• Not financial, valuation, tax, investment or legal advice.

You should always verify important information with qualified professionals before making any decision to buy, sell, let, invest in or finance property.

8. No financial or investment advice

Nothing on Brikks (including any investor pages, pitch materials or projections) is intended to be, or should be taken as, financial advice, investment advice or an invitation to the public to invest. Any investment discussion or opportunity will be handled privately and subject to its own documentation.

9. Intellectual property

All content on the Platform – including branding, logos, text, graphics, layouts and software – is owned by or licensed to Brikks and is protected by intellectual property laws. You may not copy, reproduce, distribute or create derivative works from our content without our permission, except for personal, non-commercial use and standard web browsing.

10. Third-party links

Brikks may include links to third-party websites, services or tools (for example, mortgage brokers, solicitors, insurance providers or data sources). We do not control and are not responsible for their content, accuracy or terms. Use of any third-party site is at your own risk.

11. Availability and changes

We aim to keep the Platform available and improving, but we do not guarantee uninterrupted or error-free operation. We may change, suspend or withdraw any part of the Platform at any time without notice.

12. Limitation of liability

To the fullest extent permitted by law, we are not liable for any loss or damage you suffer in connection with your use of the Platform, including:

• Loss of profit, business, contracts or opportunities;
• Loss of data or corruption of data;
• Any indirect or consequential losses.

We do not exclude or limit liability where it would be unlawful to do so (for example, for death or personal injury caused by our negligence).

These Terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
